Hi, I'm Mike.I've been originating mortgages since 2009. You'll work directly with me from our first conversation through closing. I'm available nights and weekends when questions come up.

Start with your situation

Should you refinance? First, let's see the full picture.

Refinancing replaces your existing mortgage with a new loan. Before recommending one, I want to understand the loan you have, what you're trying to change and how long you expect to keep the home or new mortgage.

We'll review your current balance, interest rate, monthly payment and remaining term, including whether your rate is fixed or adjustable. If you're considering consolidating debt, we'll include those balances, rates and payments, too.

Your credit, income, home value and available equity also help determine which options are available.

When the goal is a lower payment

How long will it take to recover the closing costs?

I compare the actual loan and title costs with the monthly payment savings to find your break-even point: the number of months it takes to recoup those costs.

Loan & title costs ÷ monthly loan payment savings = months to break even

Prepaid property taxes, homeowners insurance and money to fund an escrow account aren't included in that loan-cost calculation. We still account for them when reviewing the cash needed at closing.

We compare principal, interest and any mortgage insurance consistently, so a change in taxes or insurance isn't mistaken for savings from the new loan.

If you expect to sell or refinance again before recovering the costs, a refinance for payment savings generally won't make sense. We'll also look at any change to your loan balance and payoff date.

When the goal is paying it off sooner

A shorter term can be worthwhile even with a higher payment.

Moving from a 30-year mortgage to a 15-year loan may increase the monthly payment while significantly reducing total interest. A monthly-savings calculation alone won't tell you whether that option fits.

We'll compare the interest remaining on your current loan with the interest and costs of the proposed loan, along with the new payoff date and payment.

When the goal is consolidating debt

Let's look at your blended interest rate.

Your mortgage rate is one piece of the picture. I also look at the rates on the other debts you'd like to consolidate and calculate a blended rate, weighted by how much you owe on each debt.

Then we compare that with the proposed financing, including closing costs, repayment terms and the change in your combined monthly payments.

Sometimes a homeowner's biggest need is more breathing room each month. We can measure that benefit while also looking at how long the debt would take to repay and what it could cost over time.

Consolidating unsecured debt into a mortgage makes it secured by your home. A lower monthly payment doesn't erase the debt.

Options we can compare

Different refinance paths for different needs.

Rate-and-term

Change your mortgage's rate, repayment term or loan structure. We'll compare the new loan with the one you already have.

Cash-out

Use eligible equity through a new mortgage for goals such as consolidating debt or funding home improvements.

Streamline

FHA Streamline and VA IRRRL options for eligible existing FHA and VA loans. Program requirements and refinance costs still apply.

I offer conventional, FHA and VA refinancing, along with DSCR, bank statement and other non-QM refinance options. We'll review which programs and lenders fit your situation.

You'll understand the recommendation

Your numbers, explained in a personal video.

I grew up in a family of educators. My job is to help you understand your options well enough to feel comfortable deciding what comes next.

After our initial conversation, I record a screen-by-screen walkthrough of your current loan and the options I recommend. You'll see the rates, loan and title costs, prepaids, monthly payments and the comparisons relevant to your goal.

I compare multiple lenders and explain the numbers line by line. We can move forward when the option fits, or leave your current mortgage in place when it doesn't.
