What does 2.1 months of supply mean?

At the recent sales pace, the active countywide inventory would last a little over two months if no new homes were listed. That usually gives sellers more leverage overall, but price band and condition can completely change the experience.

Is $505,500 “the price of a Shawnee home”?

No. It is the midpoint of July closed sales across all Johnson County. A smaller older home in eastern Shawnee, a townhome, and new construction in western Shawnee belong to different micro-markets.
