Homes under $400,000 are a practical part of a Liberty search, but the asking price is only the first comparison. Redfin reported a city median sale price near $380,000 for the three months ending September 2026. A $400,000 ceiling is locally defensible and close to the recent median. It is not an inventory count or guarantee of availability.
Expect different homes within the same ceiling
A search below $400,000 can include established ranches and split-levels, downtown-area homes, attached homes and some newer properties. Compare usable space, parking, storage, update history and the trips you make each week. Use our Liberty home-search guide and the community guide for local context.
Keep cash for the complete purchase
At $350,000, 5% down is $17,500 and the starting loan amount is $332,500. At $400,000, 5% down is $20,000 and the starting loan amount is $380,000. This is simple price-minus-down-payment math, not a loan offer or eligibility decision.
Closing costs, prepaid taxes and insurance, mortgage insurance when applicable, inspections, moving and repairs are separate. Your loan may use a different down payment.
Use the property's actual monthly costs
Review the Clay County parcel record, request a property-specific insurance quote and ask about HOA dues or special assessments. Put those numbers into the mortgage calculator.
Use The Rate Shop's free home search with your own ceiling. The service does not obligate you to work with a particular Realtor. No listing is automatically eligible for a specific loan.
Questions buyers ask
Should I spend the full $400,000?
Your ceiling should come from a comfortable monthly payment, cash plan and repair reserve. A lower-priced home may fit better even if you qualify for more.
