Jumbo loans in Kansas City. Let's compare your options.

A larger loan deserves a clear look at the numbers.

A jumbo loan is a mortgage above the conforming loan limit for the property's location and number of units. It doesn't automatically mean a much higher interest rate or a down payment that empties your savings.

I'm Mike Baker, owner of The Rate Shop. I'll compare lenders, down payment choices and loan costs, then walk you through the options so you feel comfortable deciding what comes next.

Hi, I'm Mike.I've been originating mortgages since 2009. You'll work directly with me from our first conversation through closing. I'm available nights and weekends when questions come up.

Two common misconceptions

Don't rule out jumbo before seeing your options.

Are jumbo interest rates always higher?

No. Depending on the lender and your situation, jumbo rates can be similar to, or lower than, conforming loan rates.

I'll show you the rates available for your credit profile, purchase price, down payment and loan amount, alongside APR and closing costs.

Do I have to put 20% down?

Not necessarily. Some jumbo programs allow smaller down payments for eligible borrowers. The requirements depend on the lender, loan amount, property and your financial picture.

We'll compare the rate and payment with the cash you'd have left after down payment and closing costs.

When do you need a jumbo loan?

The loan amount matters, not just the home's price.

Your down payment determines how much you need to borrow. A higher-priced home can still have a conforming loan if the mortgage fits within the applicable limit.

If you're close to that limit, we can compare keeping more cash available with a jumbo loan versus putting more down to use a conforming conventional loan.

Mike says

I want you to see the options, not feel pushed into one. Putting more down to stay under the conforming limit isn't automatically the best choice for your finances.

Your numbers, side by side

What changes if you put more down?

When both routes are available, I'll prepare a comparison using the same home price and a consistent set of assumptions. Here's what we'll look at together.

What your personalized comparison will show
CompareJumbo optionConforming option
Down paymentThe amount for an eligible jumbo program. The amount needed to bring the loan within the applicable limit.
Loan amountThe balance above the conforming limit. The smaller balance after the additional down payment.

Then I record a personal video walking through the numbers. You'll have the loan options and recording to revisit, watch again and discuss until you feel comfortable.

The lender matters

One lender's "no" may not be the final answer.

Jumbo lenders can have different rules for credit, income, debt, property type and reserves. A requirement at one lender may be different at another.

As a mortgage broker, I can compare multiple lenders and look for a program that fits your situation. If you've already been declined, understanding the specific reason is the starting point.

Some of my jumbo options use an automated underwriting system to help evaluate the file. Others use a different review process, including bank statement and other non-QM options where appropriate. The lender still has to review the documents and approve the loan.

What should you have ready for our first call?

You don't need documents for a basic discovery call. An idea of your credit score, income, monthly debts, available assets and target home price helps us make the conversation more useful.

If you're ready for a full preapproval, we'll move into reviewing the documents through my secure portal.
