Application & Pre-Approval
Complete the secure application and provide the documents needed to review income, savings and investments, credit, debts, and loan options. Pre-approval gives you a stronger starting point, but it is conditional—not a final loan approval. The lender must still approve the property and verify that your finances continue to qualify.

Home Search & Offer Strategy
Use the pre-approval to shop with a realistic understanding of payment and cash needs. When a property stands out, Mike can estimate the payment and cash needed before you make an offer. Your real estate agent guides the home search and purchase-contract negotiations.

Loan Review, Appraisal & Approval
The lender reviews your documents and the home. An appraisal estimates the property’s value. Title work checks ownership and claims against the property. Underwriting is the lender’s review of whether the loan meets its requirements. Updated documents or explanations are common; Mike helps you understand what is needed.

Approval & Closing Disclosure
Once the lender’s remaining requirements are satisfied, the loan moves toward closing. The Closing Disclosure lists the final loan terms, payment, closing costs, and money you must bring. For most home-purchase mortgages, you must receive it at least three business days before closing. Compare it with your Loan Estimate and ask about changes. Use the CFPB Closing Disclosure explainer.

Sign the Papers & Get Your Keys
Sign the final documents and provide verified closing funds. When the loan money is sent, the purchase is officially recorded, and you get the keys depends on your purchase contract and closing arrangements. Mike remains available after closing for mortgage questions, questions about refinancing, and changing home-finance goals.
