Can I have two VA loans at the same time?

Yes, when your available entitlement and finances support the new loan and you intend to live in the new home. This is not a way to use a VA purchase loan for a vacation home or a property bought solely to rent out.

Why use the original loan amount?

This quick estimate uses 25% of your original VA purchase loan amount, for original loans above $144,000. Paying the loan down does not automatically restore entitlement. The entitlement charged on your COE is the better starting point, especially after a refinance or other prior VA borrowing.

How does the calculator estimate a down payment?

For partial entitlement, it starts with 25% of your county's one-unit limit, subtracts entitlement already used, and multiplies the remainder by four. Above that estimated zero-down amount, a typical down payment is 25% of the difference when the appraisal supports the price. A lower appraisal adds a separate gap. No extra $36,000 is added to the county-based total.

What if I have full entitlement?

Full entitlement has no VA-imposed county loan cap. That does not mean unlimited approval: your income, credit, other payments, the property, and lender requirements still matter. This tool cannot calculate an income-based maximum.

What doesn't this estimate include?

Closing costs, taxes, insurance, and any VA funding fee are separate. Loans of $144,000 or less, joint loans using more than one veteran's benefit, and unusual prior-loan histories need an individual review. Read more in our mortgage FAQs.
